Overview of the current market of wooden houses in Ukraine

The modern market of wooden houses in Ukraine is a dynamically developing industry that combines traditional construction methods and innovative technologies.

The demand for wooden houses is maintained due to the environmental friendliness of materials, energy efficiency of ready-made structures and the possibility of creating individual architectural solutions. Companies operating in this market offer a wide range of projects: from classic houses made of rounded timber to modern frame and glued timber structures.

What wooden houses are in trend today

The leaders in the wooden construction market are still structures made of timber and rounded logs. Most customers associate these materials with a wooden house.

Houses made of solid and rounded timber are two popular options for building wooden houses with their unique characteristics and advantages:

1. A solid beam is a wooden beam processed on four sides. This material is often used for the construction of traditional houses, it has good thermal insulation and the ability to “breathe”, which creates a favorable microclimate in the rooms.
2. Cylindrical timber is produced by processing logs on special equipment to give them the same diameter along the entire length and a certain profile. This ensures a closer fit of the logs to each other, improving thermal insulation properties and preventing the walls from blowing. Structures made of rounded timber are erected faster, since machine processing of logs takes less time than manual processing.

The choice between solid and rounded timber depends on the preferences of the customer, budget and requirements for the operational characteristics of the future house. Both types of timber require compliance with production and construction technology to minimize:

• shrinkage,
• deformations,
• cracks.

The market of frame and panel houses is actively developing. Frame houses are built using a wooden or metal frame, which provides the basis for the walls, floor and roof. This technology allows buildings to be erected quickly and provides excellent thermal insulation performance.

Panel houses are built from prefabricated wall panels based on various materials. These panels are manufactured in factory conditions and assembled on site, which significantly speeds up the construction process.

Frame houses are often chosen for their flexibility in layout and the ability to easily make changes to the project. Panel houses are valued for the speed of assembly, increased resistance to seismic activity.

Types of wooden buildings and materials

Most wooden buildings are residential houses. Although commercial objects are also being built: hotels, restaurants, administrative buildings. But their share in the market is meager – up to 5%. In the near future, the growth of commercial construction is not expected, however, the demand for such objects made of wood will remain at the same level.

As for materials, the ratio of imported and domestic raw materials is approximately one to five. For the production of construction materials, local wood is used – pine from the Carpathian, Kyiv, Zhytomyr, Sumy, and Chernihiv forests.

Despite certain economic challenges, the market of wooden houses in Ukraine continues to grow and develop. Wooden houses attract customers because of their environmental friendliness and prestige.
