To conclude a contract for the manufacture of a house, you must contact our company’s office. Payment is made in stages according to the following scheme:
- When concluding a contract, you must pay 50% of the total cost of the contract for the manufacture of the house.
- After completing the manufacture of the frame wall kit and preparing for the interior and exterior finishing of the modular house, 40% is paid.
- After the complete readiness of the object and the commissioning of the house, the last payment of 10% is paid.
The cost of delivery is determined by the transport companies and is paid by the customer. Loading at the production site is included in the cost of the house.
Our house is an all-season modular house, ready for comfortable living. We have taken into account all the details so that you can enjoy the comfort immediately after installation. We assemble the modules in warm workshops and install them on site in a very short time. Panoramic windows provide natural light and create a cozy space. The house is connected to electricity and heated using electric convectors and underfloor heating, which makes it suitable for installation in different areas.
The cost of the foundation is not included in the cost of the house and is calculated separately. The buyer can independently contact a specialized company or our company to perform work on installing the foundation. UAMODULHOUSE contractors can provide advice and calculate the cost of the foundation based on specific conditions and requirements.
High-quality frame. Our modular houses are created on the basis of a frame made of planed dried boards. We use boards of the following sizes: 45×95, 45×145, 45×195, 45×250 mm with a humidity of 15-18%. For maximum strength, reinforced fasteners are used. The outer part of the frame is a lathing to which the exterior finish selected by the customer is attached. The interior finish may include imitation timber, furniture plywood or plasterboard. All wood used for the frame is softwood, in this case pine. To ensure long service life and protection from harmful effects, the frame is treated with a preservative, non-washable antiseptic, which protects the wood from mold, fungi, algae and insects for 35 years. The external visible parts, such as the veranda frame and wood trim, are covered with high-quality Austrian Adler paints.
The UAMODULHOUSE modular house is an innovative solution where each part of the house is a separate, fully equipped module. These modules are assembled at the factory and delivered to your site for installation. For example, a module with a bathroom already includes a washbasin, toilet, shower or bathtub, boiler, heated floor, finishing and even electrical outlets and lighting.

To ensure a comfortable temperature inside the house and reduce energy consumption for heating and cooling, we use high-density stone wool in 250 mm thick walls and 200 mm thick floors. The two-sided membrane provides protection against moisture, preventing moisture from penetrating from the outside and allowing condensation to escape inside the insulation. This maintains a healthy environment and ensures the durability of the structure.
In the houses, all the wiring is hidden in the frame, which creates an aesthetically pleasing and neat appearance. The cable is laid inside the walls in a flexible self-extinguishing metal-plastic corrugated sleeve, which ensures the safety and protection of the wiring from external influences. The material of the wire used in Fortress houses is copper. Copper is one of the most effective materials for electrical wiring, as it has high electrical conductivity and reliability. The use of copper in wiring ensures a stable and efficient power supply for all electrical devices and systems in the house.
Yes, you can order additional insulation for your UAMODULHOUSE home, taking into account your individual requirements.
To ensure reliable power supply in UAMODULHOUSE houses, it is recommended to have at least 10 kW of electrical power. However, for complete confidence and comfort, it is recommended to install 15 kW.
The electrical wiring in our homes is hidden in the frame, which gives the interior a neat and aesthetic look. The wires run inside the walls in a flexible metal-plastic corrugated sleeve, ensuring the safety and protection of the wiring. Copper is used for reliable and efficient transmission of electricity.
The modular home kit, regardless of the model, includes a three-phase 25A category B fuse box. A 16A circuit breaker for household sockets. A 10A circuit breaker is installed for lighting.

Each house comes with pendant and outdoor lights. We supplied the IKEA MELODY pendant lights as a temporary option, so that after installation you could immediately use the lighting, and later replace them with ones that match your interior.

UAMODULHOUSE houses are designed for heating by electric convectors and a fireplace. They do not have a water heating system as standard. This means that the main source of heating is electric convectors, which provide a comfortable temperature inside the house. However, if you want to install a water heating system, this is possible.

Depending on the distance of the site from the plant. Delivery is carried out by manipulators or low-sided trailers. Manipulators are usually ordered up to 300 km, trailers are ordered over 300 km.

Water supply, sewerage and electricity.
No. All communications are already distributed throughout the house. The house can only be connected to external networks.
Installation and connection to central communications is the responsibility of the buyer.
The house is connected to external networks only by UAMODULHOUSE specialists, since it is necessary to check the operation of the entire system. If the communications are connected to the foundation before installation, then the UAMODULHOUSE team will connect the house to external communications during installation, if the communications are not connected, it is necessary to order an additional visit from a UAMODULHOUSE specialist.
As a rule, communications are located at the edge of the foundation, so it is better to first screw in the piles and weld the foundation, and then lay communications to the points indicated on the foundation diagram.
To prevent the water supply between the site and the house from freezing, we recommend using a heating cable that is mounted directly on the water supply. Inputs are provided in advance in the system for installing the heating cable. The sewerage system does not require a heating system.
Our experience shows that if the house is small (up to 60 m2), then there is no point in additionally insulating it. Insulation of walls 250 mm and roof 300 mm gives a very good thermal conductivity index.
Floors, walls, ceilings in the UAMODULHOUSE house are insulated equally “in a circle”. Our design eliminates blowing in corners, joints. Joints between modules are sealed with Isoplat 12mm wood fiber board. After that, the modules are “tightly” fastened together with bolts through beams along the perimeter from floor to ceiling.
We use IZOVAT insulation. The insulation does not contain phenol-formaldehyde resins. The insulation has no chemical odor, is made from natural components, is safe for nature and humans, and is fireproof. Recommended for use in all climate zones.
This is impossible due to the design features and technology of laying the insulation. Since the frame of the house is assembled from 45×195 timber, in the basic version we use 2 layers of insulation of 100 mm each. The total thickness of the insulation is 200 mm. The “extra” 5 mm of insulation that extend beyond the frame “stick out” creating additional friction between the layers of insulation and the windshield and springing the insulation, pressing it back through the sheathing through the wind protection layer. In the walls we use high-density and rigid insulation of 45-50 kg/m3.
When choosing a glass unit, not only the number of chambers plays an important role, but also the thickness and additional layers that increase energy efficiency. We use a double-chamber glass unit consisting of three layers of glass. The total thickness of the glass unit is 44 mm, which is significantly greater than standard budget options with a thickness of 32-36 mm. The inner and outer layers of glass are covered with a special energy-saving coating that prevents heat loss and protects the room from overheating in the summer. Energy efficiency is determined by the heat transfer coefficient Ug = 1.00. In the glass units that we use in our large facades, Ug = 1.00. This is achieved by means of a metallized coating that limits the absorption and transmission of thermal radiation by the glass and increases the reflection coefficient of the glass unit in the wavelength range characteristic of thermal radiation indoors.
